
Documents Information
​The Royal Oaks subdivision is a deed restricted community. Besides the Royal Oaks Property Owner's Association (ROPOA) that governs all Royal Oaks properties, there are three other Homeowner's Associations: Villas HOA (ROVA) (formerly 'Golf Villas'); Legacy Villas HOA; and Ridge Club Condo Assoc. The two Villas association's homes are P.U.D.s (NOT condos). NOTE: The new '2025' revised Covenants have been approved by a majority of our owners, and they became effective December 16, 2025, when they were filed at the Blount County courthouse.

If you live in or own property in Royal Oaks you are a member of ROPOA and must follow all rules and regulations as found in its Covenants, (more officially called the Declaration of Covenants, Conditions and Restrictions; abbreviated CC&Rs). If you live in one of the two Villas or in the Ridge Club Condos, you must follow their individual Covenants as well. To see all the Covenants, start at: Doc PDFs (Covenants).
If you believe a resident is in serious violation of the Covenants, you can use the Complaint form.

Property sellers / Realtors® or their agents should provide new property owners with copies of these documents. Copies can also be obtained from the Blount County Register of Deeds. If you have further questions, please contact the appropriate association's Board.​
